Interestingly, I saw this property a few years ago when it needed work and ran numbers for a renovation on it.  The project was too much work for my client so when it came on the market as a gut rehab I remembered the property from a few years ago.  It was priced high, but C & B were persistent and stuck to the price where the numbers worked for them.  We offered 5 times over a few months and the seller finally accepted an offer of $55k under the original list price.
